South Land Park, as its name implies, lies just south of William Land Park at Sutterville Road. It is a very close-knit community that shares ties with its neighbors to the north, and also includes a small area nicknamed "Little Pocket" whose western border follows a slight bend in the Sacramento River, making it a close cousin to the Pocket / Greenhaven area ("Big Pocket") just to the south.

One of the things the neighborhood is most well-known for is the South Land Park Hills area which features a wavy, hilly geography unlike any other in the greater Sacramento region. Also, South Land Park is home to many Eichler-style homes designed by mid-century real estate developer Joseph Eichler. These homes are known for their sleek style and minimalist design and have been said to inspire Steve Jobs when he was designing the user interface systems for most of Apple's core products.

South Land Park, as its name implies, lies just south of William Land Park at Sutterville Road, and stretches all the way down to Florin Road at its southern border. On the west side it edges up against I-5 the entire way, and on the east side it borders along the train tracks and Freeport Blvd.

While you certainly have quick access to Land Park, there are also many smaller parks dispersed throughout the neighborhood, which makes a quick walk to the park never longer than 10 minutes away no matter where you live.

Several main streets run through the centers of the neighborhood, making it really easy to navigate as well. Seamas Ave / Fruitridge Road, Sutterville Road, and Florin Road will take you easily from east to west, and 13th Street and South Land Park drive will take you all the way from top to bottom, no matter which direction you’re headed in.

South Land Park, sometimes referred to as the South Land Park Hills is a newer neighborhood than most of Sacramento, with a majority of homes being built between 1950 and 1980. One distinguishing feature of the home styles in this neighborhood is its numerous Eichler homes. These “California Modern” homes feature low-sloping or flat a-frame roofs with Spartan facades and clean geometric lines

Great for Commuters

South Land Park rests on the eastern edge on I-5, which grants you quick access to all of Southern and Northern California if you’re looking to commute or make a day trip, and also helps you quickly merge on U.S. Route 50 or Interstate 80 if you’re looking to head east or west.

In the heart of the neighborhood you can find South Hills Shopping Center, which grants you access to banks, the post office, pizzerias and other food options, and even several hobby and sports stores. It’s a great local destination for going out for food or doing some shopping.

The median is 1,785 square feet, which means you can find the bulk of homes between 1,400 and 2,200 sq. ft., but there are also tons of options well above that all the way up to 3,000 square feet! Naturally the lot sizes reflect this, with many homes having over 10,000 sq. ft. of space for you to do with whatever you like.

Incredible Value

The median price for homes in the Land Park area is $402,000 which makes it more valuable than the median price for all Sacramento homes at $240,000. But, there is a wide variety of home selections to choose from, and prices from under $250k all the way up to $700k. The area has seen some great appreciation in the last several years as well, with prices up 65.3% since 2011.

There are many places online to find useful information such as data, statistics, and reports of South Land Park's safety and crime activity. The most helpful site I know of is the official site of the Sacramento Police Department. It hosts daily activity logs, neighborhood crime reports and so on. You may access this site directly at through the Sacramento Police Website.

South Land Park Sacramento Government & Community Association

Land Park is a part of Sacramento's Council Districts 4 & 5, which includes the beautiful neighborhoods of Sacramento’s Central City, Land Park, Little Pocket, Curtis Park and Oak Park communities.

The councilmember representing District 4 is Steven Hansen, who has served on the Sacramento City Council since 2012. He has created a website specifically for Land Park residents and the rest of Council District 4 which can be found at Solutions4Sacramento.com

While it holds no governing power, the South Land Park Neighborhood Association is a volunteer community group committed to preserving and enhancing the quality of life in the South Land Park neighborhood. They regularly host events that bring the neighbors of the community together and are quite active in raising community awareness on various issues that affect the neighborhood. The current president is Michael Ellison.

South Land Park Sacramento Neighborhood History

William Land was a quiet and self-contained man who was viewed as an active businessman in the community and who gave the city nearly half a million dollars to enhance the conditions of its citizens.

His will and probate records are larger in volume and weight than the man himself. When he died on December 31, 1911, the 74-year-old bequest $250,000 for a public park and $200,000 for the poor of Sacramento.

Land invested heavily in the Sacramento area only. He said that he would not take money out of the city that gave him his fortune. Though we know little of William Land the man, his legacy speaks volumes through the beautiful park and golf course that bears his name.
